HB 803 changes permit rules today — but do not oversell it
The new permit law is the most practical July 1 item for contractors. Local governments must exempt certain single-family residential work valued at $7,500 or less, and temporary residential hurricane/flood walls that meet standards, from building permitting. But the exemption excludes flood hazard areas and excludes electrical, plumbing, structural, mechanical, and gas work.
Shop-level advice: train your estimator not to say "no permit needed" until the job is screened for flood zone, structural scope, roof/window/door scope, and trade work. The fastest way to lose trust is to promise a permit shortcut that does not apply.

Citizens cuts are live — expect more renewal conversations
Citizens' rate reduction takes effect today for new policyholders and at renewal for existing policies. Homeowners multiperil is down an average 8.8%; homeowners wind-only is down an average 5.5%.
Why trades should care: homeowners opening renewal packets are thinking about roof condition, wind mitigation, flood, shutters, openings, and documentation. This is a clean reason to offer pre-storm inspection/documentation packages without sounding like storm-chaser marketing.

Office-to-rentals pipeline means future service work
The Faith Group proposed a 376-apartment Live Local Act project near Aventura, replacing an older office/medical building. The broader signal: aging office buildings in South Florida are being repositioned into multifamily as newer office space captures tenant demand.
Who benefits: demolition, site/civil, concrete, MEP, roofing, fire protection, low-voltage, elevators, waterproofing, windows/doors, HVAC service, plumbing service, and property maintenance. These are not immediate homeowner claims, but they are relationship-building opportunities with developers, property managers, and GCs.

Do these three things
1. Add a written HB 803 screening step before telling customers no permit is needed.
