Citizens rate cuts start today — but check your renewal date

Citizens' approved 2026 rate decrease takes effect today for new policyholders and applies to existing policyholders when their policies renew. Citizens says homeowners multiperil policyholders will see an average 8.8% reduction, while homeowners wind-only policyholders will see an average 5.5% reduction. Every Citizens personal-lines policyholder is supposed to see at least a 2% cut.

What to do: do not assume your bill drops today if your renewal is later in the year. Pull your declarations page, note the renewal month, and compare the new offer against private-market quotes before accepting it. If your premium still rises materially at renewal, ask why in writing.

As of the National Hurricane Center's July 1 afternoon update, there are no tropical cyclones in the Atlantic, and the graphical outlook shows no active Atlantic disturbances.

What to do: take dated photos now: front, back, both sides, roof from the ground, windows, fence, pool equipment, AC condenser, electrical panel, and a slow video of every room. Store it in the cloud. If a claim happens later, this is your before-loss record.

New permit rule: small work may be easier, but not everything is exempt

HB 803 takes effect today. The short version: local governments must exempt certain single-family residential work valued at $7,500 or less from building permitting, but the exemption does not apply in flood hazard areas and does not cover electrical, plumbing, structural, mechanical, or gas work. Temporary residential hurricane and flood walls meeting standards also receive permit relief.

What to do: before starting any "no permit needed" project, confirm whether the work touches structure, roof, windows/doors, plumbing, electrical, mechanical, gas, or flood-zone rules. Do not let a contractor split a bigger job into small invoices to dodge permitting.
